The History of Helensvale

The Helensvale area forms part of the traditional lands of the Yugambeh people, whose connection with the northern Gold Coast extends back thousands of years.

European settlement introduced grazing, farming and other rural activities to the district during the 1800s. However, Helensvale did not begin developing into the suburb recognised today until the 1970s.

The Mainline Group acquired land at Helensvale and Oxenford in 1970 and planned a substantial residential community. Helensvale was designed for approximately 10,000 people, with shops, parkland, community facilities and a golf course incorporated into the development.

Construction began during the 1970s, with the suburb taking shape through the 1980s and 1990s. Its curving streets, established trees, generous blocks and extensive green space continue to distinguish Helensvale from many newer northern Gold Coast developments.

A Mature and Established Community

Unlike rapidly developing suburbs further north, Helensvale is largely established. Its housing includes traditional brick homes, renovated family residences, townhouses, contemporary rebuilds and premium waterfront properties.

Many houses were originally constructed between the late 1970s and 1990s. These properties often occupy larger blocks than homes in newer developments and provide opportunities for renovation, extension or complete redevelopment, subject to planning approval.

The Coomera Connector

The Coomera Connector, officially designated the M9, is another important addition to Helensvale’s transport infrastructure.

Stage 1 North opened to traffic in December 2025, creating a new four-kilometre connection between Shipper Drive at Coomera and Helensvale Road. Construction continues on the Central and South sections towards Nerang.

When the wider corridor is completed, the Coomera Connector is intended to provide an alternative to the M1 for local journeys and improve movement between northern Gold Coast communities.

The motorway will increase Helensvale’s connectivity, although properties near the corridor should be assessed for potential noise, outlook and access impacts.
